ShortSales & REOs
Short sales and REOs present a very unique and complex set of challenges that are unlike the typical residential/commercial resale transaction.
Short sale refers to a transaction where the sales price will be insufficient to payoff the Seller’s existing mortgage, closing costs and real estate commissions. Many times the Seller is able to negotiate a reduced payoff of the existing debt (hence why these transactions are referred to as short). In a successful short sale transaction the lien holder (i.e., bank) agrees to release their lien on the property an accept less then than the full amount owed on the mortgage with the understanding that the seller receives no proceeds form the sale of the property.
